AlixirNova Real Estate L.L.C ("AlixirNova", "we", "us", or "our") is a licensed real estate brokerage registered with the Real Estate Regulatory Agency (RERA) in Dubai, United Arab Emirates, under RERA No. 56011. Our registered office is at Arzoo Building, M-12/93, Al Qusais 2, Dubai, UAE.

These Terms of Service govern your use of our website at alixirnova.com and any real estate brokerage services we provide to you.

2. Acceptance of Terms

By accessing or using our website, submitting an enquiry, or engaging AlixirNova for any real estate service, you confirm that you:

  • Have the legal capacity to enter into binding agreements

Service Limitations

AlixirNova acts as a licensed intermediary between buyers, sellers, landlords, and tenants. We do not own the properties listed on our website. All transactions are subject to the terms agreed between the respective parties and compliance with Dubai Land Department (DLD) and RERA regulations.

6. Brokerage Fees & Commission

AlixirNova earns commission from property transactions in accordance with RERA-approved fee structures. Our fees will be clearly disclosed to you before entering any formal agreement. For off-plan properties, commission is typically paid by the developer and is included in the property price.

By engaging our services, you acknowledge and agree to the brokerage fee structure as communicated to you during consultation. No commission is payable unless a transaction is successfully completed.

7. Confidentiality

Any personal, financial, or investment information you share with AlixirNova in connection with property services will be treated with strict confidentiality. We will not disclose your information to third parties except as required to facilitate your transaction or as required by UAE law. Please refer to our Privacy Policy for full details.

8. Intellectual Property

All content on this website — including text, images, logos, graphics, videos, and property listings — is the intellectual property of AlixirNova Real Estate L.L.C or its licensors. You may not reproduce, distribute, modify, or create derivative works from any content without prior written consent.

Developer logos and property images displayed on this website remain the property of their respective owners and are used with permission for promotional purposes only.

9. Third-Party Links & Services

Our website may contain links to third-party websites including property developer portals, payment platforms, and government portals (e.g. DLD, RERA). These links are provided for convenience only. 12. Governing Law & Dispute Resolution

These Terms of Service are governed by and construed in accordance with the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates.

Any dispute arising from these terms or our services shall first be referred to good-faith negotiation. If unresolved, disputes shall be submitted to the exclusive jurisdiction of the courts of Dubai, UAE, or the Dubai Land Department dispute resolution committee where applicable.

13. RERA Compliance

AlixirNova operates in full compliance with the Real Estate Regulatory Agency (RERA) and Dubai Land Department (DLD) regulations. All brokerage activities are conducted under RERA No. 56011. Clients have the right to verify our registration at dubailand.gov.ae.

In the event of a complaint regarding our services, clients may also contact RERA directly through the Dubai REST app or the DLD customer happiness centre.

14. Changes to These Terms

We reserve the right to update or modify these Terms of Service at any time. Changes take effect upon posting to this page. The "Last updated" date at the top reflects the most recent revision. Continued use of our website or services after any changes constitutes acceptance of the revised terms.
